Does Home Report Company work in Dundee, and where are its offices?

How long is a Home Report valid if my Dundee property stays on the market?
Current legislation doesn't set a validity period for Home Report documents. The report simply has to be available when the property is for sale, and the idea that it must be under three months old is a common misconception. If a property has been marketed for a while, the report can be refreshed, usually by re-inspection rather than a full new survey.
Which Dundee properties don't need a Home Report?
Exceptions include new-build homes sold to the first occupier, newly converted premises, Right to Buy sales, seasonal or holiday accommodation, mixed sales with non-residential property, dual-use dwellings, unsafe or demolition properties and commercial properties. Most sellers do need one, so check with the team if you're unsure.
Is a Home Report the same as a mortgage valuation if I'm buying in Dundee?
No. A mortgage valuation is instructed by the buyer's lender. It usually involves an inspection of under 20 minutes and produces a report of two or three pages. It isn't part of the seller's Home Report, and sellers aren't required to provide one. Lenders usually instruct their own surveyor.
How will the surveyor rate the condition of my Dundee home in the Single Survey?
The Single Survey grades condition in three categories. Category 1 means no immediate repair is needed. Category 2 means repair or replacement needs future attention, with estimates advised. Category 3 means urgent repairs are needed now, as delay could damage other parts of the property or create a safety hazard.
Do I need a separate EPC if I'm getting a Home Report in Dundee?
No. An EPC is one of the three required parts of a Home Report, prepared by a chartered surveyor alongside the Single Survey, so it comes with a full report. If you need an EPC on its own, get in touch to discuss your Dundee property.
