2021 has undoubtedly been one of the most successful years for the UK housing market. Following last year’s lockdown, which severely impacted the UK housing market, this year has seen record sale prices up and down the country. As 2021 draws to a close, sales are expected to reach a staggering £437bn.
Within the Scottish housing market, the bounce-back has been equally impressive, evident across every single region and property type. In Scotland, the average house price has increased by a healthy 8.5% in the past 12 months and it remains a highly competitive rising market. Buyer demand has never been stronger this year, powered by low mortgage rates.
Industry experts Zoopla predict that house prices will slow to 3% in 2022, but the Scottish market is set to continue to do well. In Stirling, with demand still outstripping supply, a healthy housing market is likely to continue.
WHAT ARE THE AVERAGE HOUSE PRICES IN STIRLING?
From March to November 2021, the average selling price in the wider Stirling and Clackmannshire area was £323,878 according to the ESPC.
Within Stirling itself, the average prices were £210,711 according to Zoopla. This month, the average price for property stands at £225,387, representing a rise of 0.65% this year.
The median selling time was down too, with the average property selling in just 16 days. Four bedroom houses were in the highest demand throughout 2021, however, flats in Stirling enjoyed strong sale prices with the average flat selling for an average of £167,000. Terraced houses sold for around £178,000, up an average of £10,000 from 2020.
