There’s a number of costs involved in selling your home, that will need to be taken into account and factored for when budgeting. It’s important to be aware of costs involved before you sell your property so that there are no shock surprises further down the line or half way through the process. If you are buying as well as selling, remember there will be additional costs for that too.
Solicitor Estate Agent Fees
Assuming you are selling your property through an estate agent, they will have fees for advertising your property along with conducting viewings if you have instructed them to do so. They may have deals on packages so shop around. It’s usually advisable to go with a local estate agent as they’ll have better knowledge of the local market and can advise on a price to market your property so that you get the best final sale price.
In Scotland since 2007, anyone selling a property is required to provide a Home Report. The Home Report is available to potential buyers to make them aware of any issues with the property or structural changes, prior to making an offer on the property. The Home Report is made up of three separate documents; Single Survey, Property Questionnaire and the Energy Performance Certificate. You will need to hire a solicitor or independent licensed conveyancer to deal with the legal aspect of selling your property. You will either charge you a flat fee or a percentage of the value of the property. If you are buying a property at the same time, remember there will be additional fees for the purchase of that property.
Unless you live in a really tiny property or are moving out of your parent’s house and don’t have many belongings to take, it’s work hiring a professional removal company to take care of the move. Shop around and get at least three quotes before choosing a firm to help you.
